Part-Time Property Manager
Property Manager – Mental Health Association of Mercer County (MHAMC)
Position: Property Manager
Status: Non-exempt, Part-time
Reports To: Executive Director
Hours: 12-16 hours per week (on-site, flexible scheduling, may need to respond to emergencies outside scheduled hours). Additional hours may be considered during unit turnovers, inspections, or special projects upon request.
Compensation: $20-25 per hour plus paid time off, based on experience and skills

Single family home with a respite unit in detached garage

Two residential houses containing four apartments

Office building connected to a rooming home

Additional units may be added in the future as funding allows

All properties are less than 1 block from the office building
Key Job Responsibilities
Property Oversight and Maintenance
-
Complete routine and preventative maintenance tasks
-
Perform basic repairs including drywall repair, painting, fixtures, minor plumbing, and minor electrical
-
Maintain maintenance logs and documentation
-
Conduct and document monthly walkthroughs and inspections for safety and cleanliness
-
Perform or manage vendor relationships for groundskeeping tasks
-
Carry an emergency maintenance phone for rare after-hours issues and respond to emergencies impacting safety or habitability (i.e. water main break, no heat in winter, electrical dangers). After-hours response is limited to true safety or habitability issues and does not include routine maintenance requests and time will be compensated or hours flexed.
Vendor and Contractor Coordination

Identify work that should be contracted versus completed in house

Obtain quotes for specialty or capital repairs

Contribute to vendor selection process

Coordinate vendor access and follow up on completed work
Inspections and Compliance

Prepare units for fire, code, and NOOP inspections

Track inspection findings and ensure corrective actions are completed

Complete required evaluations and documentation on schedule
Tenant and Occupancy Support

Serve as the primary point of contact for tenant maintenance requests

Escalate serious tenant concerns to the Executive Director

Assist with rent determinations and collection per agency policy
Turnover and Unit Readiness

Coordinate rental clean outs between tenants and prepare units for new occupancy

Prepare leases and coordinate lease signatures as appropriate
Purchasing and Documentation

Purchase supplies locally as needed within established purchasing limits

Maintain organized records of repairs, inspections, and invoices

Provide regular status updates to the Executive Director as requested

Follow confidentiality and access policies

Follow MHAMC purchasing policies and act with responsible and ethical purchasing practices
Qualifications
Required Qualifications
-
Ability to perform basic plumbing, electrical, and carpentry tasks including drywall patching, painting, caulking, replacing fixtures, appliance basic repair and replacements, replacing faucets or toilets, clearing simple clogs, replacing supply lines, installing sinks if no pipe modification, replacing outlets, switches, covers and plates, replacing light fixtures, resetting or replacing breakers as appropriate, replacing smoke and CO detectors

Reliable transportation, valid driver’s license, and ability to be added to corporate driving insurance

Comfort working with tenants experiencing mental health challenges or other disabilities

Good organizational and communication skills

Professional representation of the organization with vendors and outside auditors

Ability to work independently and exercise good judgment

Basic computer skills
-
Lifting to 45 lbs and walking stairs is required
Helpful Qualifications
-
Previous experience in property maintenance, facilities management, or related field
-
Experience with nonprofits
-
Knowledge of Sharon, PA local housing codes or inspections
